Beltline, Silver Comet and PATH - value adds to investment properties?

New to RE investing. 

My gut tells me that the continued development of the Beltline, and it's ultimate paved connection to the Silver Comet, are lifting values within walking (1/2mile) of said trails. With that thesis, do the outer communities along the Silver Comet forecast to experience a bit more elevated "lift" over time as a result of the connection completion with the Beltline (Smyrna, Mableton, Powder Springs, Hiram, Dallas, etc)?


a) is it a value add over the long-haul (10-20 years)?

b) is it a value add for LTR homes within a 1/2 mile of the Silver Comet?
