Looking for recommendations to a CPA that is real estate investor savvy and friendly. Want to figure out the best ways to give myself a tax shelter from any self-employed income I receive. Anyone know someone good?

Post: Purchase a Home Subject To Existing Mortgage Opportunity

This is an opportunity to purchase a home "subject to" and not tie up your credit. Home is located in Smyrna GA. 30127 zip code. There is not a huge profit margin built into this deal but the value comes in the fact that you can own a home without having to go through the banks at all. 

Home has a $5,500 reinstatement amount to bring loan current.

Was renting for $1250. Could probably get $1300.

Monthly mortgage payment is $1100 per month.

Remaining balance on mortgage is $152K. ARV on home is around $160K.

So the plan would be to buy and hold for a few years as the market continues to go up in this area and sell when the ARV has peaked. Or hold for even longer and just continue to let your credit not be tied up but still own the home.

Hey @Marvin S. thank you for that feedback. I appreciate it. I have not posted too many properties for sale on BP before so I am sure I will become more efficient at it as time goes on. 

That being said, I do not feel it necessary to provide all details on the front end of a forum post. For a variety of reasons. A simple message to me would be all it takes to get all the necessary info. Certainly have nothing to hide, that is just what I have found to work best.

Rent from previous tenant was $1100 per month. Increase in rent is very realistic if you complete the needed upgrades. There is an HOA fee which must be taken into account. Condo ownership though so major Cap Ex items like roof and siding are covered which will save $$$ in the long run.

Hi, we have been presented a great opportunity on a few investment properties in the Atlanta GA area and we are looking for partners to fund the deal with us. These will be a short term buy and hold with a flip on the back end. General details are as follows:

We are offering a 7% annualized interest rate on any funds invested. Plus a portion of the profit pool once the property is sold. We estimate a total ROI of around 13%.

Minimum investment of $10K. 

Total capital needed around $270,000. 

Timeframe on project will be between 3 and 6 months.
