Purchase a Home Subject To Existing Mortgage Opportunity

This is an opportunity to purchase a home "subject to" and not tie up your credit. Home is located in Smyrna GA. 30127 zip code. There is not a huge profit margin built into this deal but the value comes in the fact that you can own a home without having to go through the banks at all. 

Home has a $5,500 reinstatement amount to bring loan current.

Was renting for $1250. Could probably get $1300.

Monthly mortgage payment is $1100 per month.

Remaining balance on mortgage is $152K. ARV on home is around $160K.

So the plan would be to buy and hold for a few years as the market continues to go up in this area and sell when the ARV has peaked. Or hold for even longer and just continue to let your credit not be tied up but still own the home.
