I purchased an SFR nearly two years ago in Omaha, NE. It is a small 2 bd 1 bth home near 60th and L St. I own the home outright, but am looking to sell in as-is condition as quickly as possible. I am looking to connect with any local, experienced wholesalers in the area that might be interested in presenting a purchase offer on the property.

I agree with Kristin - The rehab looks great! Here are my thoughts regarding the listing.
When I pull up your address the first photo I see is the front of the house, which, in my opinion, doesn't do the inside justice, and that is the first photo that is going to be critiqued and ultimately the critical "first impression" by potential buyers. Your price looks reasonable. So if I was in your shoes, I would put a little work into the curb appeal to improve that first look.

Again, I think the biggest thing setting you apart from this list of competition is curb appeal. You just have to get them to the property to look at it. Improve that first impression to get them in the door, and once they're inside your rehab should sell it from there!

I grew up in Spokane from 0-19 so pretty familiar with the area and have friends and family that have lived in or around your neighborhood. It is a bit rough there and mischief goes with the territory I am afraid.
I am actually currently in the market for a primary residence and have been doing a lot of property research. I'll take a look at your listing on realtor.com and try to give you a local "buyers perspective"

First off, welcome to BP! I am fairly new here myself. I actually have kind of an opposite story. I just moved back to Spokane, WA from SF Bay Area CA to get away from the rising prices. Spokane doesn't have huge rents, but there is certainly plenty of inexpensive inventory here from what I can see so far and a couple of good colleges right in town.
Whichever locale you settle on I highly recommend setting up keyword alerts for that area on your BP profile. This will send you notification anytime that area is mentioned on the forums and help you benefit from the wisdom of the rest of the members! Good luck!

Allen - I grew up in Spokane and just moved back from a high priced CA market so I know your dilemma. I am looking at Spokane as a better jumping off point in comparison because of the all of the reasons that Brian mentioned.
Brian - Do you happen to know what kind of cap rates are trending in Spokane area currently?

Yes I am interested in both fix and flip and buy, fix, hold. As I mentioned I just renovated and sold my home in CA and gleaned some very valuable experience that I intend to draw on going forward. Also my current profession is in commercial Cx so i am accustomed to working with contractors, defining scope of work, Cx milestones, etc.
Its funny, I have not ready any real estate specific books, but I did read Rich Dad Poor Dad when I was around 13 yrs old and I swear I have never been the same since! it truly was a life changing paradigm shift!
