We are in the process of working on a deal that should close mid Oct. 1.3 mil purchase, 700k raise. I will report in as we move along.

I have also had a meeting with a rep have seen the demonstration. The wealth of information is impressive. The price is high if you are not using it often an making money on it.

Our business model is just that. Even though we may put in some funds into the deal, for the most part we do not. The lenders will need you or your sponsor (signer) to have a level of net worth, liquidity, and similar property size experience, but it can be done. Yes we need up front money to get to the closing (this could also come from investors), but 100% of the down and closing costs can come from investors. Your cut of the cashflow, and equity is what you can cut from the deal and still have desirable returns to the investors. Sometimes you may need to bring in a sponsor and give away a piece of the deal, but part of a deal is better than all of no deal. Yes, you will need to have investors that know and trust you. You will also need to adhere to all of the SEC guidelines.

At this point the best bet is the master lease as Jon stated.

The equity position could not be based on the capital raised.

The bedbug issue may not be discovered by the building inspector, but certainly a pest/termite inspector should find the issue. After we do our unit walk through, we usually have a building inspector go through the worst units. We may also bring in a pest inspector who will usually do it for free.

It may not be a deal killer, but it could be a reason for retrading(price reduction/repair allowance)
