If what you did is a true fix and flip where you had no intention of investing but rather were focused on short-term profit only, then you likely would not be eligible for a 1031 straight out of the gate unless you pivoted for a bit and demonstrated some intent to invest (i.e.- marketed and advertised it for rent and/or actually rented it for a period of time).  If it is a fix and flip and you take your profits and move on then, you might also want to consider the manner in which you are doing business and your entity structure for tax purposes if you have not already.

I would defer to someone like @Denver McClure for point #2 (out of state, in state? investing, type of investment etc).

For starters, is the property you are selling a property you have held for investment (not a fix and flip where you are a dealer)?  Is the replacement property intended to be used for investment too or for personal use?  More information js needed to see if a 1031 makes sense and would even work in the first place.   

If it’s the taxable gain you are concerned about, you can temporarily defer that portion of the sale through 2026 by investing in a Qualified Opportunity Zone fund.  This works in certain situations as does a 1031.  It just depends on an investor’s goals and objectives.

@Florencio Nayve that would take some analysis in the context of overall tax and financial situation, but I’m generally a proponent of Roth chunking if your tax bracket can be managed effectively.

I rarely would advise to take a distribution from the retirement accounts and have less to reinvest because of the tax burden.  It would be similar to not doing a 1031 exchange when you knew you had the ability and intent to reinvest all of the net proceeds in a replacement property.
