Each of those small cities have their own ordinances regulating short term rentals. As discussed in other forum topics, neighbors don't really like short term rentals and are organizing to do what they can to stop them. 

Hotels and short term rental owners on our beaches had a bad summer because of a red tide outbreak in the Gulf. Just something else to think about that I don't think I've ever heard a guru mention. lol

But, that being said, the area is very popular. I'd also consider Gulfport (just across the inter-coastal waterway from St Pete Beach) It is a growing destination and is actually becoming a mini Key West.

The Tampa Bay market as a whole is a great place to invest, but be ready for the competition. Ya gotta be able to move fast these days in this area.

Stay local at first. You LEO job may help you, afterall, if you work patrol you spend a lot of time driving neighborhoods. Not saying I ever jotted down address of vacant houses I saw or responded to trespasser calls - no way, no sir.

For me my RE license is just another tool in my toolbox and another possible stream of income when I need it.

Hello - why not use every tool you can to find deals? Its not easy in the Tampa Bay market. A Realtor does not, and should not, be you only tool.

Do you have the $10-15K? That would be the first step. As far as subject-to negations there are whole courses, books, and podcasts here you'd have to read and or take. They are not the easiest deals to get done and/or wholesale.

Not much there for a flip, but sounds like a subject-to deal you could keep for yourself or wholesale to an investor.
