There are deals on MLS, and a good way to find them is by Days on Market or DOM. I have a specific search set up in MLS to find properties that have been on the market at LEAST 45 days.

Most of the time DOM over 45 days usually indicate an unrealistic or unmotivated seller, but once in a while these folks are more ready to sell than they thought.

Yes it takes a lot of work and a lot of rejected offers to find deals on MLS, but they are there.

I’d use Rob Moorman from Moorman Photographic in St Petersburg. He has been featured in the local Parade of Homes. The way he lights houses and uses natural light to photograph houses is amazing. His number is 727. 527 . 1237

Showing houses with a "back up" helps keep you safer. I'm also a law enforcement officer and we're taught to wait for back up whenever possible. (And yes I do carry a gun while showing properties and meeting with clients)

You're going to have to research local and state laws and also decide what type of group home you can open. The Assisted Living Facilities (ALF) that require separate licenses and medical staff - depending on your stste's laws. There's drug rehabs and halfway houses etc.

When you open something like an ALF, you're kinda leaving the real estate business and moving into the healthcare field - which can be a very good thing.

Get a reasonable deal under contract and you'll have buyers throwing cash at you.

I have used GoDaddy for all sorts of websites. They have a website builder that's easy to use and has some "plug-n-play" lead capture pages you can add to your site.

Listen to your agent or broker. They want your offer to be accepted just as much as you do. They want to close deals, but they know the market. I've fired a few clients who refused to believe what I was telling them about the market. Its frustrating on both sides lol

Tampa Bay isnt any better than S Florida. CAP rates seem to be around 7 and prices are still high.

Wow - your rental units couldn't be much farther apart lol. If you live in Hawaii, sounds like you may want to keep those and sell your Florida property. I don't know where Navarre is - will Google it though, but the market here in Tampa Bay is in for a correction which means a price drop. Selling your Florida property now sounds like an option.
