Find a good realtor who will submit bids on REO's regularly and check out BP market place for deals in your area!

Definitely look for a different house as they are not motivated. Remember you make your money in the purchase and realize it in the sale!

Thank you Jonathan!!  Almost all the info I found is about how to find seller and how to negotiate nothing about what to do after you have come to an agreement with the home owner.

I have been searching BP and the internet for this basic question and have come up empty.

I found a distressed seller that wants to sell now what??  Do you bring contracts to the meeting if so where do you get them from?

So after direct mailers have been sent out and sorting through the phone calls and setting up meeting with seller Where does everyone get their contracts to have them sign?? I.e. Cash, seller carry back, and subject to contracts Thanks in advance for your feedback!!

Thanks for the info I have read a few of those books but not the new one.  I will  download it and check it out.  I also am going to go to the meetings!

Hello BP world I am a newbie from the great state of taxation otherwise known as New Jersey in Southampton township.   A few years back I read every book I could get my hands on and wanted to become an investor in real estate.  Than the crash happened and 3 daughters came along and my wife wisely said lets wait till the kids get a little older before we put our family at any kind of risk.  So  here I am now listening to podcast turned me to this site which is awesome.   I have some money saved up for direct mail ( I am going to start with door hangers and direct mail which I will be doing  in house).   I would like to get a few flips under my belt than start to buy and hold.  I  just have  a few questions:

1.  What is the temperature  of  the investment market in Jersey now for flipping is it just hard or super hard to find deals?

2. I also would like to look into REO's in my area there seems to be a lot of forclosures any real estate agents in the area that specialize in REO's?

3.  When I find a buyer willing to sell, where can I get contracts for  them to  sign ie a seller carry back,  Subject to, and cash contracts?  Do I have to spend money for lawyer to get these contracts before I even do my first deal?
