@Scott Luetgenau hey there, I use the calculators for every offer I make. I started my investing career about 3 months ago. Listened to about half the podcasts available on the BP site. The calculators gave me a since of confidence in my analysis and they are very fast and easy to use. I currently have my son, 18 years newly graduated running numbers through the calculators for me through out the day while I’m at work. So when I get home we review them together and decide to offer or not. I closed on one fix and flip 2 weeks ago, got another fix and flip offer accepted today. Both these properties are in the state of Utah and I live in Southern California. Purchasing pro was one of the best things I’ve subscribed to for my investing career. But the calculators are only as good as the information it’s given. You still have to do a little research for some of the information. I ran the numbers through fix and flip and it looks appealing to me. I’m a general building contractor in California and the work required on this one is my expertise. Structural issue with the roof and the owners are now trying to sell at a discount before any roof “falls through”. This is through a wholesaler. They had the roof inspected by a local contractor and he scared them saying the house may fall on them if not addressed soon. They don’t have the funds to pay a contractor to correct the problem. I would pay cash for the deal and the rehab. I Have analyzed quite a few properties and I figured I’d post this one in the forum to see what kind of advise and guidance id get from it.

Have a property I'm now going in on for a joint venture with a partner. It's a SFR and it's a fix and flip. We have all the details as far as percentages and exactly who's responsibilities are who's. Currently his name is on title only. should I have my name on title as well? Or is there some type of quit deed or something along those lines to allow more protection? I've been doing business with this guy for years as far as contracting goes, but this is the first flip deal we are in together on. Any advice or helpful ideas would be greatly appreciated. Thank you.

@Ned Carey thank you. I never heard of buyer participation. Makes since. Since he’s limited on his allowable time for the 1031, should I even list a deadline in my offer?
