Came across a duplex I’m about to run numbers on. In the description “owners may want buyer to participate in a 1031”. I’ve only heard of a 1031 but have not done one. How does a “buyer”partake in a 1031?

If I want a pre lim title report on a property, how would I go about obtaining one with out opening escrow? Is this service available to professionals only?

Thanks for input. I’m in progress of finding a contact for the owner. I really need to see the approved plans for the build. To see details the city is requiring. Such as fire sprinkler. My plan for the investment would be to finish the build then sell as a new home. new houses in the area are selling 350-400k range.  My figures with out seeing approved plans come to about 140k to complete. Then I’ll have carrying and real estate  costs of course. Profits would be used to fund my following properties. This would be my first investment property like this. I own a mobile home that’s leased out then I have my home I live in now. Thinking distressed homes and half complete homes would be where I’d be best currently.

@Michael Gravallese thank you for response. Yes I am familiar with the building permit process. I will look into this. My concern is, how do I find out if there are liens on the property? Assuming the builder may have obtaIned some type of financing to complete the construction.

Hey everyone, my name Is Jeff. I’m new to the investment side of real estate and don’t know where to go. I’m a general contractor in Southern California so I’m very experienced in the build and repairs side of residential real estate. I have a partner with cash and I found a half completed new SF home that has had no activity for quite some time. I can tell this by the weathered materials existing. The work required to complete this project is an easy task for me. My question is how do I find the person I need to talk to? And what else should I be looking into? Thank you in advance.
