Yeah, deal flow isn't an issue for us either which is why we look at everything and then our analysts weed out the good **** from the ********.

we've never had to register, we're selling shares of a business to private investors and the home is the actual business.  

We did one in Kirkwood years ago and sold it in 2012.

We only hold for 6 years then liquidate.

You have the project lined up and ready to start but you need a seed round for legal, permits, surveys, contractors, architects etc.  Most deals at this level require a few hundred K to get going.

This is where we like to come in.

My firm is an early stage/first in investment firm and we are looking to fund some projects. We are raising another round from our partners and we will have $5 million here shortly.

We want short term, 24 months or less.

Secondary financing in place

Rates are preferred at 8-18% plus project equity

$250k up to $3 million per project

Seasoned management team in place

I personally own 17 vacation homes.

Sell equity in the form of shares of an LLC.

Allow investors usage rights

Definitely! This is what I do.

 I raise a fund of lets use $5 million.

I retain 20% ownership

I pay myself a management fee of 2% of the total capital so $100k/year.

I lend out funds to early stage development projects for a preferred interest rate, short term plus equity in the project.

I can help you with this if you want.

I'm currently putting together a few funds as we speak.

transfer title to you, refi, transfer title back to llc but you will still be personally liable for the debt not the LLC.

Have a backup for your backup for every aspect of your business and step 1 is grooming someone to replace yourself so you can eventually step down and focus on growth
