thanks for the feedback. This is exactly what we needed to hear.

As for the comparison to stocks, we meant that the daily real estate values change, obviously not enough to make a difference but monthly or quartely it makes sense.

It was a lead gen platform idea based on my own wants as an investor to have real time data for neighborhoods that are on the decline or the rise.  To be able to automate that seemed like a good idea.

think stocks, you set buy and sell orders based on triggers. 

This would be similar to that.  

1st default payment

Price dips under you minimum price sq/ft

Vacant for 45 days, no utilities

The info will most likely be the same but how this is different is that the info finds you versus you finding it.

1 less thing.

Viable service or dumb idea?

Set your investment triggers for any property that is 4 bed, 3.5 bath, single story, under $150 sq/ft, not on the market, upgraded, corner lot in culdesac...

You get a list of homes that match the criteria with the acurate contact info for the owner which you can market to as well as real time notifications as they pop up.

This is still in concept mode as we like to see exactly what peoples needs are then we build the core platform and test again.

As an investor I want real time data on deals that match my specific criteria in real time that I can take action on immediately and automated.

We use Ideator as a project management platform so if you want I can send you an invite if we decide to move forward.

My firm is in the testing phase of a new SAAS platform for investors in residential, land and commercial properties.

The software scours properties on the market and off the market by zip code and based on specific criteria it will alert users with the address, mortgage info and full contact info including email addresses for onsite and absentee owners.

Would anyone use this?

How much would you pay per month per zip code to have access to this real time data?

That is the basic function but the whole platform will provide the info, data alerts, access to lenders (private and banks), built in email blasts with custom created marketing pieces white labeled with your branding.

I would invest in private equity RE investment firms who put their funds up in a first loss position.  Returns start at 9% and the average is around 26%.  I know of several firms who are always looking for investors so hit me up if you want me to make intros.

Hah! when I first started out I knew a kid who used to put his card in the credit card slot at gas stations so they had to take it out before they can use it to pay.  Not sure if worked for him but I thought it was pretty funny.

The trick is to find a group that you have something in common with/share an interest with, market to them and make it personal, tell stories that they can relate to, go to local meet up groups but never just go to pitch, we all know who those guys are and they pitch some BS and then never show up again.

Get involved with a community that you want to work with not one that you have to settle to work for!

Spending money works if you know how to do it but our jobs as agents is to engage with people and network, pay someone who that's all they do is marketing for realtors and make sure they are vested in your success meaning you offer them bonuses versus a straight fee.

I own a marketing company and they focus marketing/advertising for your area and then once we get a lead we shoot it over to the Referral Exchange https://www.referralexchange.com/

They handle the follow up and locate the referral agents and handle the process. 

We get 25% at the COE.

We provide listing leads for any area and we refer them directly to you after we qualify them.  You close the deal and we get a referral fee at closing.
