Love living in Nocatee and late to post here but there are no STRs and restrictions on some neighborhoods to when you can rent.  Great for living and long term appreciation.  High rents and well qualified renters.  Crosswinds is worth a look.

Would love an update on this post as the areas around campus and SW 2nd is now flooded with luxury apartments.  What have operators seen happen in the last two years to their older rental properties? Property values rising but are rents holding back?  Walked the entire grid at various times to get a better idea of the businesses and commercial landscape around campus.   Love Gainesville but so many changes.  It’s crucial to know all the neighborhoods now and student preferences for housing.  

I was looking for this kind of info. Thank you for the informative posts on your experiences.  Have they done any capital calls?  Did anyone look at how they have projected for a rise in insurance and labor costs?  The timing and underwriting of previous funds has made me hesitant to pull the trigger.   Out of the first 9 funds how many are outperforming their projections  and yielding positive experiences for investors?

If you are looking for Fort Lauderdale frequently check for duplex/triplex/quad.  If you are trying to cash flow those are better options.

Cities you may want to look at for better value/returns on SFH.

Boynton Beach

Tequesta 

Central Florida

Port Orange

Satellite Beach

Gainesville

Good Afternoon Andrew:  I would recommend looking at east pompano which is the next city north of Fort Lauderdale.  Better value. Rental rates are steadily increasing. Prices are far less expensive. Better fishing on the canals for sure by Atlantic and cypress. Plenty of condos 100-300k to choose from.  Since we’ve moved here in our condo it’s appreciated 80 percent in 6 years. The fishing is outstanding out back. Mangrove snapper, black drum, jacks, ladyfish, grunts, puffers, occasional snook and tarpon.   Rentals are strong in our community. I’d estimate we’d cash flow $600 a month now if we moved but that’s based on our purchase price.   Most condos you’d want to live in have 1-2 year restrictions before you can rent.  We love living in the island club condos east which has a guard gate and is on the water. Condos range 100-280k here. Some have deeded docks.  There are tons of renovations going on east of intercostal by the pier.  Hope this helps and happy house hunting.   The value homes in Pompano would be just west of federal and just south of lighthouse point.  Those neighborhoods should improve in the next few years. Personally I prefer condo life but for cash flowing properties that about all that’s left around here.  Fort Lauderdale has been picked a part.

Does anyone have recommendations for quality companies or individuals who can do the following in Gainesville, FL?

-Property Management

-Flooring installation

-Flooring  (Wood-Laminate or tile)

-Interior painters

-HVAC maintenance

What are your favorite neighborhoods/subdivisions in Gainesville? 

I agree there were better deals a few years back but I'm trying to look for some up and coming areas for young professionals near good elementary schools. Basically relatively low crime and decent schools SFH or Condos with low HOAs. What are rental rates going for a 2 BR about 3-5 miles from campus? Would $750 total for a 2-3 BR rental be attractive to renters in Gainesville?

Good Afternoon:

I am very interested in buying my 2nd property (duplex)  in East Broward County.

I have located some multi-family properties that I would love to make an offer on but want to hear the best strategies for a low down payment 3%-10%. 

What loan options are the strongest strategies to yield cash flow for someone who is NOT a first time homebuyer?

My credit score is above 750. 

I'm looking for loan strategy for each scenario below:

1) I live in one unit and rent out the other ( I know FHA is good for first time home-buyers but what is available for someone who isn't a 1st time?)

2) I don't live in the property at all and just use for rental income
