Best Loan Option for Investment Property of House Hack (2nd home)

Good Afternoon:

I am very interested in buying my 2nd property (duplex)  in East Broward County.

I have located some multi-family properties that I would love to make an offer on but want to hear the best strategies for a low down payment 3%-10%. 

What loan options are the strongest strategies to yield cash flow for someone who is NOT a first time homebuyer?

My credit score is above 750. 

I'm looking for loan strategy for each scenario below:

1) I live in one unit and rent out the other ( I know FHA is good for first time home-buyers but what is available for someone who isn't a 1st time?)

2) I don't live in the property at all and just use for rental income
