Is there such thing as a market being too strong? are there still motivated sellers here?  

i know theres a lot of "we buy houses" signs everywhere here. and there are SOOO many investors in austin.

should i still do a direct mail campaign ?

i just moved here so i have to completely rebrand myself as a realtor (unless i join a team).  I dont want to do that again. thats why im turning to wholesaling.   except you guys are making it sound like austin is a bad market to be a wholesaler

is there a way i can estimate what my response will be in austin? i know it depends on who im targeting.

If im getting a 2% response rate in austin , can i expect to close some deals from that?

i say buy the apartment building if it cash flows pretty well.  do what you're doing now as far as where you're living and then buy the multi family

call or zillow a realtor in your area to find a lender.

i dont mind putting in the grind. i cold call as a realtor so i dont care about rejection.

As long as the postcards and letters will get me some results ill be able to close them.  Are you guys saying that i wont get many quality calls if i mail in austin? even if its a 2%

So you guys dont think Austin texas is good for wholesaling? do you suggest i look in the suburbs?

ill be bringing in so many leads that ill be able to refer them to other agents and make my money back in no time, meanwhile searching for the diamond in the rough from all those leads
