Is it because they dont trust that the Cap rate is accurate?

For example : if someones trying to sell their property and they only calculated for 30% expenses but its raelly 50% expenses, that would throw the whole numbers off. Is that the only reason?

i want to make sure im analyzing my deals correctly. So i figured out NOI, got the Cap Rate.

Now in terms of the mortgage. i did 4.5% interest for 30 years. so i multiplied monthly mortgage *12 which = my cash flow right? NOI - 12 months of Mort =cashflow

What do i do next after i have the cashflow?

@Michael Bishop how much of an active role do they need?  I wanted their role to be minimal

thanks ryan. i will speak with a lawyer .  So out of curiosity, if i was close friends with some people who wanted to help invest. would they need to be a partner? or could i offer them a return and tell them ill only borrow their money for 6 months

Is it legal to raise funds for an apartment building? or do i need to be a syndicated investor.

My plan is to get a commercial loan, and partner up with multiple people for the 20% down payment...

Now, Not that i would..... BUTTT! Could i partner up with 20 people all putting in 1k each to fund 20k of a 100k building?

im open to going a little outside of austin. Im mainly just trying to find something that will cover the cost of me having to rent. If im able to live rent free thats what im going over
