thanks i agree with you both.   Spending 10k is probably going too extreme, but im definitely going to spend a couple grand on marketing.    If i can generate leads i know that ill be able to close them.  

 three good answers in a row 80/20 rule.

okay so everyone is saying 10k is extreme.  what if i just spent $300 a month for 6 months doing direct mail = $1800 on my credit card? that wont put me in too much debt PLUS only one deal gives me all my money back .

why are people so against credit cards? why not use it as leverage

even in a booming market and lots of competition i can still find good deals?

this has nothing to do with giving up. i didnt want to be a realtor in the first place, it was strictly a stepping stone to get me back into investing.  i changed markets to be an investor, not a realtor

@David Weintraub thats cool. im one, and 90% of the realtors have huge egos even though they know nothing about the investing side of real estate.  realtors will be a thing of the past within a decade or two

since there are so many zip codes how do i know which area i want to target?  wealthy areas? median? lower? does one have better results over another?

@Andrew Ware i started as a wholesaler but knew nothing about real estate so it didnt work out, so i decided to get my license and kicked huge ***.. Now i moved and need to restart from scratch since i have no sphere of influence where i currently am. 

Now im ready to jump back into investing and will do whatever it takes to go full grind mode into investing

@David Weintraub yes that would be me.  i hate cold calling too because i dont enjoy getting cold called.

but it gets me results
