Post: New York condo for $50k??

The thing to remember for Coop is that even to rent it out the renter must in MOST circumstances go through the same board review process as when someone buys one. Typical time for package submittal to approval for renting is about 45 days and your renter has to agree to give up EVERYTHING on themselves, their finances, their relationships etc......... If you are going to be here part time and rent it out the rest of the time I would recommend condo or SFR and find a good local friendly salesperson that is willing to work with you on managing it for a small fee. Trust me, you don't want to have a short term rental without someone being here.

Also, if you are talking short term, make sure you realize, then it must be furnished so that will have to go in on top of your desire to purchase at $50K. Personally, I don't feel you will get anything within an hour of the city in a safe neighborhood for $50K. I will look and ask some of my whisper listing contacts but it is doubtful.

Zillow is a group of properties that anyone can post anywhere. No licensed agent uses Zillow to get a realistic value or comp of a home. Give them an idea yes but to trust for a comp to get an appraisal for cash out, sale, refi, and/or anything else definitely not. Use on qualified closed comps. 

In this situation I would talk to the appraiser and get in full writing his decision on value and get a second appraisal done. If that appraiser is using Zillow, they aren't very professional nor good anyway.

@Steve Haight International living will send you to me in the Pacific Northwest for Costa Rica. If you go to some of their pages and ask for Costa Rica information you will eventually get an email from me within a day or so. 

Costa Rica is an excellent place to live and is growing leaps and bounds. The Flamingo area is actually putting in a 191 slip marina with convention center and new hotel etc........

Guys, 

I have been doing real estate and investing in Costa Rica for over 2.5 years now. I have LOTS of experience there and have 6 properties listed in the marketplace here. 

I would be happy to talk to anyone interested in Costa Rica. and Joradan there are houses for under $150K and some one bedroom condos near the beach for as cheap as $65,000. Some flips could be gotten for dirt cheap. 

Where are you in Costa Rica Jordan? I have a FB page also called Costa Rica Real Estate.

Did you check the Flamingo/Brasilito/Potrero area in Costa Rica? there are 3 FANTASTIC international academies that are bilingual schools as well. Also, Flamingo is building a new 191 slip marina, just completed a major fishing tournament for offshore fishing. I have personally caught 19 of 22 sailfish in one day out of flamingo as well as Mahi Mahi, Yellowfin, and other fish. There is some really good scuba diving, snorkeling, surfing, and other water activities in the area along with some of the best beaches in world. ALL of this that also includes some of the safest areas in Central America, the happiest and greeniest country in the world, great medical care, solid infrastructure, and good IT services. All of these and the prices of homes in the area are not elevated as yet. They are still very reasonable.

Sometimes we only make money from the wholesaler side as the seller is doing a FSBO or they aren't paying commission. Sometimes we make money from the seller side only, sometimes all sides. It just depends on the property all together based on the seller and the RE salesperson relationship. As a wholesaler you either have to become knowledgable and friendly with the banks that do REO or you have to get to know every seller or you make relationships with the salesperson. You make money off the information that you get from your contacts so you give back to them for that information. The more your relationship grows the more they send you their business and properties first. Salespersons are in it just like investors and that is to make money. Salespersons have expenses just like investors so they have to make money. We are all in it to make money. Share the wealth and they will always think of you first.

Under NO circumstances would I purchase a property without getting a chance to look at it first unless it was on a foreclosure auction and I would still see all I could see before buying. Someone that is offering their own home/multi-family for sale is either 1. hiding something really bad or 2. not really wanting to sell the property.

as a real estate salesperson/broker and investor for 15 years, I want to make one thing clear. ALL Agents/Salespersons are there to make money. Developing a relationship with them is MOST important. If a broker/agent has a property on the MLS system or has an exclusive on a piece of property then we are getting paid at closing. However, we are in it for money. Many wholesalers that develop a relationship with me share a percentage of the sales price or a flat fee with me. I make money on the listing side, sell side, and a small percentage from you the wholesaler. If we have an exclusive listed on the property or it is on the MLS then we would use our own P&S agreement and do all the particulars through the closing. If it is a "pocket listing" and there is no agreement in place then I would need to know that you are going to pay me a good percentage on the deal. It is up to you to talk to each salesperson/broker that you want to develop a relationship with. Talk to them. If you pay me on time, bring me your needs first and give me the opportunity to fulfill them then in the future I will call you as soon as I receive information on a piece of property that I think might interest you. Find a few good realtors and develop that relationship.
