I am not convinced the prices will drop significantly because you are talking about 18 months of time to lose out on an investment of a home. I have heard MANY people searching for a new place to rent during this time but I have not talked to one seller or buyer that is specifically targeting the area due to the L closing. They will be providing a bus service and also the new ferry service will alleviate some issues with travel to Manhattan. 

In my opinion the only people that will be searching are the renters wanting to rent elsewhere during this time and buyers looking for a deal. If this project were going to be 10 years it would be a different story but in respect to a Million dollar investment, 18 months is a drop in the bucket for most.

Welcome to BP and Brooklyn is an amazing place to be. There are areas that are already being redeveloped and those places right now are 2-3% higher prices already and climbing. What you want to be able to do is to find the locations that are just in the beginning stages of a redevelopment and where people are able to buy, gut renovate, and turn into an amazing profit. There are many single family homes and multi-family residences that are ready for this uptick. You have to do your homework and get someone who can help you with that homework. People are always hesitant to hire a real estate salesperson but it is our job to help you find the best deals, know the up and coming areas, and to be able to negotiate the best deals on your behalf. A good real estate salesperson from the BP family here would be there to do not only the first deal with you but to also complete projects, help you rent or resale, and/or move into the next phases. It is about building a relationship with the right people. 

I would recommend personally that your first investment deals would be either in  your area or influence or be overseas. You are either going to be in the investment 100% and wanting to be involved every day or you need to make it far enough way that you MUST have someone you trust to be able to oversee it from afar. I would highly recommend close so you can be reassured every time you enter the arena. You can always venture out further away after you have the confidence in abilities and your infrastructure set up.

Are you talking investing in the U.S. or internationally. I know that some properties overseas are willing to do owner financing also. You agree to buy a property, utilize your HELOC for the downpayment, and then pay it off early if possible. This will provide a positive cash flow, give you another property to take a loan against (collateral), and repeat the process. Typically these are slightly higher than prime interest but worth it on the right properties.

Thanks for the share on that site. I will take a look as well. Not sure how much legitimate information they can gather. I can only assume it is like Spokeo for the U.S. but International Courts wouldn't show a petty theft arrest in Bangkok unless it was an international matter I don't think.

Honestly, the best place most of the time for off market is from realtors as they have their fingers on the pulse and very little misses their eyes. Make a realtor friend and get some insight. Most large firms have bulletins boards and things where they share off market info and things coming to the market very soon.

yes. As I was saying before they are just looking for smaller investments than the large investment. More of them are doing the investments individually or smaller groups rather than large conglomerate groups like before.
