Real estate investing in foreign countries

Hello fellow investors! I hope that you'recloser to achieving your goals. I'm here in the beautiful country of Costa Rica for a family event. While going around town I noticed that there were lots of land available for sale. Also that here there are some vacation home island rentals for sale as low as $150,000. Has anyone ever invested in Costa Rica or any other foreign countries for that matter. Can you give me some tips and feedback.

@Jordan Charles Hi nice to meet you on BP. Costa Rica sounds beautiful. Around the world, real estate opportunities are becoming increasingly popular with foreign investors looking for lower currency and higher yield. I don't have any experience with Costa Rica, but experience with Japan. Here are a few reasons foreign real estate investors are attracted to this market. 1)  100% ownership of deeded, freehold property allowed to be registered to a foreign address 2) at approx. ¥102 to USD $1 the cost of investing is incredibly affordable 3) high yield of 6% to 12% net pre-tax, depending on location. 4) cash flow - properties are generally occupied for immediate rental income 5) stability - tenant stability is unparalleled in Japan because of cultural values 6) Price can range between USD$30K to $80K depending on the size, features and location.
