Hi all!

I’m a new out of state investor self managing with a few questions if anyone can help. Since I can’t be there physically to walk the property. For insurance claims, Should I ask my tenants to take pics/vids? Or have some kind of professional walk the property to provide me a list of damages. I know some fencing blew down and branches fell in the yard. Very minor damage, but I just bought the property March 22 and want to make sure other parts of the property are accounted for. What is the best process after hurricanes for out of state investors? St Pete’s region was very fortunate on this one (hurricane Ian) hope the rest of the state recovers quickly!  Thank you.

Johnny, My rental is in Disston Height. Its a a 2/1.5 single family. I am going to try to manage it out of state since it feels light to me. I am a certified electrician by profession. Shoot maybe we might be able to combine minds and resources together and create! I put the property out on the rental market on the high end because I know I can always go down if need be. My primary aim is to place the right tenant, quality and qualified. Ive had a few bites, but drew some red flags that I cannot accept especially out of state. I am looking a for long term tenant. (1 yr lease min.) Thanks for the reply! DM me so we can exchange numbers!

Congrats on your 2 single fams! I acquired a single family in St. Petes at the end of May! Just listed our property and going to be very stringent on our screening as it is our first out of state. How have your properties been performing for you so far just curious?

Hi all,


I was wonder if anyone had any good recommendations for home insurance for my first out of state property located in Saint Petersburgs(disston heights/no flood, single family) what type should I be looking for? It’s  foreign to me with DP3 and RCV. Any investors in this area have any advice? How do you set yours up? Thanks

You could try your realtor. They usually have good referrals. Or even try your network on FB.

We bought our primary a little of 3 years ago! After finally reading rich dad poor dad and finding BP we have been on a mission ever since lol! We captured the equity (HELOC) and used a small portion to put 5% down on a split level single family home that had a finished basement with a bathroom (house hack ready) Just no kitchen setup just air fryer, microwave, toaster oven and hot plate lol ..we call it the "gourmet garage" which is our main entry then there is a door from the garage to the lower level finished basement. So far so good, now own 2 properties in the Bay Area CA , cost of living is ZERO and actually cashflow +300 ...planning our next investment with the remainder of the heloc from property #1! Yea man keep pushing that boulder up the hill,,,

Job accomplished Vincent! You just added value to me. I am in the same boat. My fiancé and I are in our second property and first house hack! It nice to know I'm not the only just consuming myself with education and excited about the future! Thank you man and have a great day! Happy investing! Also don't worry about how fast other people are going in this journey. Just focus on what you can control.
