I second that. I'm surprised the inspector never tested the outlets. 

Always attend inspections and personally review the due diligence documents like leases, utility bills, contracts, etc. 

When I was under contract for a 40-unit, I personally walked all units with the inspector and looked through all the due diligence documents. 

This is beneficial for multiple reasons:

- I get to personally see the property and every single unit. It's usually the units they don't show that has the most problems.

- I get to walk the property with my inspector. I can pick his brain and learn about what things to look out for future deals.

- I get the opportunity to walk the property with the real estate agent or owner. I can sometimes get more information on the property.

- I can meet the tenants and ask them questions regarding the property. The tenants will often tell you things the owner will not.

My parents are divorced due to infidelity and have seen the effects on my parents, my siblings, and I. It affects everyone involved.

Yes, I agree with @Marshall H.

I have done a private loan and the number one thing I look at is trust and experience. Have you met these two people before? If so, I would have called or met them in-person to pitch the offer. A DM is too impersonal for me to lend $50k.

I truly wish you the best on this journey.

I hope that this was a calculated risk and weighed out multiple options before jumping in. As others have said, a job is very helpful in Real Estate investing because it provides you the capital needed to get started.

I highly recommend shadowing or working for a full-time wholesaler in your area.
