Hi Robert, we have done hands on research of York and as noted taxes are very high.

As I finally decide to gear up my first direct mailing campaign  my wife ( who is a pa real estate agent) is getting very nervous about the legality.  I simply want to do this to start our portfolio with the best deals available .  In our local market we do not have much inventory and are having a hard time finding value. Do we need to sit with her broker and discuss this or are we overthinking this ?

thanks everyone.  We are not looking at 1031 to buy another home though. My thought was the seller was going to finance the property,so they would not have to pay all of the capital gains at closing since they were our "bank" but could defer them over a five year period until I paid them off completely

in pennsylvania does a seller receive any benefits in regards to capital gains tax. I was working on an agreement for  a trip lex when the sellers attorney scared the seller into backing out. The owner has the property paid off and I thought the seller could defer the gains till they were paid off.  Thanks for any insight. This would have been our first deal but not looking like it will happen now.

@Jessica Wellington  I also work near the harrisburg area ( steelton). You have a lot of suburb areas to look at  I would suggest lemoyne Enola or maybe Middletown these are some of the slightly more expensive areas outside of the city limits but much more desirable than downtown harrisburg

Hello I am a new investor who has found a three Plex property for sale that is not on the MLS. The property belongs to a friend's grandmother and they are willing to sell but not extremely motivated. Unfortunately we are pretty far apart on the value. My wife is a realtor and we believe the comps are suggesting 120000 for the property but the seller is looking for 140000. There is no mortgage on the property so I want to inquire about seller financing, would that entice an owner to slightly lower the cost because of the capital gains taxes and other benefits to the seller or should I just decide to pay their price or move on. The family did let me know this was their grandmothers retirement money and they need it to last so I think I will approach them from looking at a monthly payment for a long time instead of a lump sum. Thanks for any input this was my first post and I think I am rambling on.
