New investor trying to buy first 3 plex with seller financing

Hello I am a new investor who has found a three Plex property for sale that is not on the MLS. The property belongs to a friend's grandmother and they are willing to sell but not extremely motivated. Unfortunately we are pretty far apart on the value. My wife is a realtor and we believe the comps are suggesting 120000 for the property but the seller is looking for 140000. There is no mortgage on the property so I want to inquire about seller financing, would that entice an owner to slightly lower the cost because of the capital gains taxes and other benefits to the seller or should I just decide to pay their price or move on. The family did let me know this was their grandmothers retirement money and they need it to last so I think I will approach them from looking at a monthly payment for a long time instead of a lump sum. Thanks for any input this was my first post and I think I am rambling on.
