Pennsylvania real estate agent concerns with direct mailing

As I finally decide to gear up my first direct mailing campaign  my wife ( who is a pa real estate agent) is getting very nervous about the legality.  I simply want to do this to start our portfolio with the best deals available .  In our local market we do not have much inventory and are having a hard time finding value. Do we need to sit with her broker and discuss this or are we overthinking this ?
