I would recommend against PM company. I have a cleaning company that handles all my work between guests; I handle the booking. It is much better for the investor as I had a bad experience with PM (they were eating into my profits and doing things that were not warranted). Let me know if you need any references. The cleaning company also does the paperwork for the county for a minimal charge each month.

1) Keys we have everything on a master key system, with 5 subkeys that we rotate on properties. You can also screw a lockbox to the wall of each property and change the code as necessary.

First off, my condolences on your loss. My take is that you don't do anything with it like others have said. Eventually if you have a positive cash flow then I would be inclined to keep the property. Insurance money can be used to collect other investment properties as the market makes a correction.

 I can send you my cleaner's info. We had to change our property manager/cleaner that we had earlier as they were charging expenses that they couldn't justify after questioning and were reversing charged on every month's invoice while we were with them. So watch out for these kinds of people. We manage our own bookings now.

Yes it does take some time to get steam for your listing.  For us VRBO has been non existent.  We have had one booking through that platform and the rest on Airbnb.  Once you start getting reviews things start rolling.  We focus a ton on getting 5 star reviews as that helps you get more bookings.  Also like someone else mentioned getting professional photos is very very important.  That is amazing you already have direct bookings before even closing.  I would also recommend spending some money up front to make upgrades to make your place stand out.  We did this and a lot of our guests have made comments about how nice it is.
