Rent. Way cheaper and rent to own is simply a lease with an option to buy. By renting you avoid taxes, insurance and maintenance. Most rent to own sellers are desperate and want to transfer their problems to you. The hardest ship to sail is a partnership.

I'd review your original buyers agreement and see if the fee is part of the contract. If not, I'd tell the realtor to waive it since you plan on buying more properties. If he refuses, I'd analyze the numbers and see if the property still makes sense. If so, go ahead with the deal and fire the realtor after the closing. Sometimes, the long run is more important than the short run. Bottom line, you just paid tuition for the school of investing.

Hello everyone, thought I'd give a shout out to all the members. I've decided to take the leap from my small fish bowl in Duluth Mn and dive into the giant aquarium of Bigger Pockets. Looking to network with active investors who own and manage Multi-family apartments in warmer climates. Last week it was 25 below zero up here and it's time to explore warmer markets where I can expand my portfolio. I'm strictly a buy and hold investor and seek value plays (mismanaged apartment buildings in neighborhoods where you don't have to pack a .45 and where Kevlar).
