I think this post started a healthy discussion and it's good because it's controversial. I also have experienced times where I feel overwhelmed by the business and the industry but that's the time to rely on your support group or just plain ask for help. No one ever said it would be easy or straight-forward. This is a hard field but the  rewards are worth it. Stay positive and keep going through this. Don't give up!

Hello, BP experts!

Today's quick question: I've read about bandit signs to reach motivated sellers and possible cash buyers for wholesale deals and I'm torn between using them or not; any thoughts on them? 

If I were to use them, should I use my personal number or a Google Voice / Vumber number? And also, can one get in trouble for using bandit signs (I work in the metro Atlanta area, Roswell, Marietta Georgia)?

My personal opinion is to pay the smallest mortgage and the one with the highest interest rate.

I appreciate your input @Robert Oliver, I've seen a few of Tom Krol's podcasts but I don't believe in paying a premium for knowledge and information that could be found elsewhere. 

Here in BiggerPockets there's hundreds of investors eager to share knowledge in a win-win basis. You have already taken a great step into your financial and real estate education by signing in, making a profile and making an introductory post!

I highly encourage you to look over the forums and respond to at least one thread every day (this will build a nice consistent routine that will do wonders going forward), and also the BP podcasts are gold. I listen to them while commuting almost every day!

I'm here if you have any questions or if you want to talk about deals or RE in general. I also own a rental property and I'm looking for my next step.

Here's a few of mine (also taking from some of the other answers as well):

1. Failing to properly screen prospective tenants,

2. Failing to take care of small repairs that later turn into expensive repairs.

3. Being too lenient or too 'friendly' with Tenants.

4. Not moving fast enough when it comes to evictions and other proceedings.

5. Failing to account for property management when first investing in the property.

6. Failing to get proper documentation and proof of income (driver's license / pay stubs / bank statements).
