In Wisconsin there's been a "lawful source of income" protected class at least as far back as the 90's which includes W2 income from the exotic dancer as well as welfare and other assistance programs. That being said, the best advice I ever received in property management is that if you focus on a prospective tenants ability to pay and not damage the property, none of the protected classes that have been or will be added will much affect the quality of your tenants.

I'm new here, but have you tried "Madison WI" or "Madison Wisconsin"?

As someone said earlier, time to pull the trigger, right? My other half & I spend about a 1/3 of the year at the family farm in Lafayette county, so I'm familiar with the rural out there and those hunters are a busy bunch too. I'm sure I'll see you around, good luck @Greg Braun

Welcome aboard from another newbie. I too am considering going the fix and flip route, at least in the beginning, but probably will move more towards fix and hold in the future.

Good luck with your venture,
Jeanne

Welcome aboard from another newbie. I too am enjoying the podcasts and suspect I'll have to go back to some more than once to absorb the information.

Good luck to you,
Jeanne

Don't use a heavy duty extension cord to run power from one garage to another 20 feet away and in through the windows. That's how our 1 garage had any power where we live now.

Hello everyone.

My name is Jeanne Throgmorton. I intend to invest in a single family home this year, although I haven't decided yet whether to flip or hold. Either way I'm looking forward using some power tools and elbow grease. At least for the first one or two.

First I'll get the excuses for why I haven't started earlier out of the way - fear, family member illness, unsure where to start and lack of money. All of those things still apply somewhat, but it's time to do it anyway.

Before I got out of real estate 12 years ago, I'd worked in various capacities of property management from office manager of private student housing to resident managing low income rural apartments for 7 years. I was a realtor for several years as well as a bookkeeper for a real estate attorney's small timeshare development.

More recently I assisted a couple family members rent out their homes. Now I want to work on my own in the southern Wisconsin area in smaller towns.

Thank you for all the information I've learned here already and what I'm sure I'll learn in the future.
