@Euan Arcia This is def not your first flip, and by the way it looks breath taking. But I was wondering, how many flips have you performed before this one and when you just got started, what was your typical scope of work ( rehab cost and purchase price for example) I am building my team and second thinking myself about not starting too big but also making sure I get a descent profit for my first flip. Greetings all,

I just needed some advise on what some of you might have experienced or/and witnessed. I am closing in 2 days on a multi unit and I am to occupy one of the 3 units i will be owning. The tenants ( $650, $400 and $400) are on a month to month bases ( tends to work great for investors in the area). So running around last week I ran into one of my future and longest tenant of 3 years now. As he is telling me that him ( $400, 1 br/1bath) and the highest rent-paying tenant ( $650, 2/1b) have been having some complains about the new tenant (2 month new). Initially I already planned to occupy that new tenant's unit, as it was the best choice for me. Now I am not familiar with the process, so i was hoping you could recommend a content for notice of Non-Continuation/Non-renewal of lease agreement. Thank you in advance for your advice.

well, thank you for the prompt response @Carissa Gulyas, but I did some reading too and I don't know if i want to give them that much up front when I can pretty much buy a property during the Tax Auction sales in a couple months. But i got a call and will get some more info just for the heck of it. I haven't had much luck finding mentors in my area, I am starting to wonder if I don't come across as future competitor or what. How did you find your local mentor, if you don't mind me asking.

@Brandon Battle, I have the same situation and i am closing next week to move in one of my 3 units. All the current tenants from the seller are on a month to month base lease. Can I just give them a 30 day notice of lease None-Renewal? Thank you in advance.
