Owner Occupied Moving into a Unit currently Rented

Greetings all,

I just needed some advise on what some of you might have experienced or/and witnessed. I am closing in 2 days on a multi unit and I am to occupy one of the 3 units i will be owning. The tenants ( $650, $400 and $400) are on a month to month bases ( tends to work great for investors in the area). So running around last week I ran into one of my future and longest tenant of 3 years now. As he is telling me that him ( $400, 1 br/1bath) and the highest rent-paying tenant ( $650, 2/1b) have been having some complains about the new tenant (2 month new). Initially I already planned to occupy that new tenant's unit, as it was the best choice for me. Now I am not familiar with the process, so i was hoping you could recommend a content for notice of Non-Continuation/Non-renewal of lease agreement. Thank you in advance for your advice.
