Mandating a picture would be ridiculous.

I do not have one on here. So I guess I must not be serious or respect the site.

Actually, when I go to the profile settings, picture profile, under the lil dude the chose file tab does not light up. It stays a light color. I don't believe I can upload a picture. I use an I-pad that's probably the reason.

Well that and I an one ugly guy.

I have a great plumber, electrician, painting, siding and window guys. I also have a local realtor who knows the REO market well. If you need him I know a fellow BP member who works as a GC for other flippers too.

Remove all fabrics. Then bomb the crawlspace or basement, the main floors and the attic, all at the same time. I usually will use 125% of what is recommended to use. I also will do a perimeter treatment as well as a granular product on the yard.

You are in Florida, what are you doing buying in Ohio?

I can see a listing agent who is not used to working with investors and the strategies we used being upset with low offers. However when I walked a HUD house yesterday with a realtor who also flips she was doing calculations at the same time. We were within $3k when we made our comments on what I should offer.
The listing agent might not have a clue to what we would do to the house, the cost of that work and our pricing strategy to sell the house.

It's listed at $100k, realtor wanted $106k

I wanted it at 97,900 or simmer. I hope to get low to mid $90s.

I will except mid 80's.

No need to be greedy.

With saying that, I agreed to $100k to get agents searching $75 to $100 and $100 to ?? I thought it was a good idea. The hood has some similar floor plans from 75 to 129.
