House is ARV is $140 to $150K
listed for $124,900
My bid will be $75k

Lets say I get it for $75k (yet to be determined)

Hard money deal for $80K

Interest only payments paid monthly
interest is 14 %

No points up front, his minimum points is $2,500 on the back

after 90 days there is a 28 per day fee on top of points. Max charge for points and per diem is $5,020.
8 month deal but he added that as long as interest is paid I can keep it on the market (will get in writting)

How does this sound for a newbies 1st deal with a lender?

What am I missing and what needs to be clarified with lender?

I will update as I go. I just need one piece to get moving. Meeting listing agent today for a walk through. I will go room by room making an inventory of needs.

I sincerly hope my repliys are not considered argueing a point. I am just trying to add more details. All replies from seasoned rehabbers are appreciated and taken into consideration.

I have been under the house and the framing is solid. The 5 replacement widows will be replaced from the outside, so no drywall damage.

The house is only 1350 sq ft, 3 bed, 2 bath house. The previous owner had just replaced the other rooms carpet with nice neutral carpet. The one bedroom was a teenage boys and has a dark navy carpet. I will replace with a like color neutral if I can find the exact color which would be hard. That room already priced with new pad is $300 with installtion being another $100.

Lighting is $689, replacing almost every light in the house. Get new same finish through out the house. I will install them.

The exterior painting will be the cost of the paint plus simple supplies. I have all the tools needed. The siding repair is only 3 boards and using basic masonit siding. I will preform the work. The decks are getting sanded and restained too.

The interior painting will be the cost of paint. The whole house can be done for under 10 gallons of same color, plus 5 gallons of white. I will need simple supplies.

The kitchen floor will be done at cost from a contractor. Maybe $500 at most. Installed.

The roof needs several shingles replaced. I will do this myself.

There are 5 windows and I can get these for $169 installed. Subbing the work to another contact I have worked with before.

My experience is that of a contractor. I have completed all the above mentioned work on other peoples flips. I just want to get started with my own.

The house is the ugly duck on the block. Its just over 1 acre and is on the culdesac. A house across the street is listed for 189,000 its a 3 bed but larger square footage. The homeowners did the reno and its shotty work at best. Island countertop is not even connected to cabinet. One down the block just went into contract. It was listed at $169 and the realtor says it sold for 160's. There was another forclosure that was not rehabbed but sold for $150, same floor plan but nicer curb appeal from street. It was also a 3 bedroom. I think mine once done could list for 150K, I planned on $140 to get a quicker sale, and try to work with appraisals from higher sales. This is a small pocket of homes at this price point and surrounding areas of larger, newer homes are much more. This was built in 1995. The elementary school is the best rated in the county. They all attend the same high school.

I dont know what else to add. The worry points are the HVAC and Plumbing. Its been winterized and has no electric right now.

Thoughts and opinions are great appreciated. I am trying to learn not argue with anyone.

I work for a waterproofing company in Virginia. Never use Drylock, it creates a barrier so that the water can not get out of the cinder block. The water is there it's seeks the path of least resistance, give it a way out. Did a trench around the perimeter of the crawlspace, place a drain tile (corrugated pipe) inside the footer area, cover with stone (we use 57) then either a daylight drain, or a sump pump to pump it out. Then place a vapor barrier on the soil. We use a 15 mil white vapor barrier. This gives a nice clean appearance for the home inspectors. If mold exits find a contractor who uses a shockwave treatment. This is a penetrating chemical that not only kills surface mold but penetrates.

Jon, thank you for replay.

I am a painting contractor. There are only 3 pieces of siding that need replacing. There are a total of 5 windows, even if I get someone else to install them, they are $169 each, installed. I will do all painting myself. Only 1 room of carpet needs to be replaced. The kitchen needs vinyl installed. A friend has a remnant that she will install for cheap. She is a flooring contractor. 4 roof shingles need replacing, I don't know about insulation that has gotten wet. The shingles blew off during a wind storm 2 weeks ago. No stuns on either ceiling. I have priced the items I need and 5k 6k tops. I am using contacts I have and friendships I have made over the years to get work done at cost or close to it. 90 0/0 of work I will do myself.

A local realtor suggested the $75.

The house has rotten siding and windows. There are two small holes in the roof. I do not think it will qualify for FHA finanicng and has been on teh market for 6 months. The listing agent represents the bank. he has said no offers yet.

I say start with a low ball and see what happens. What is the worst thing they can say? I am married I hear "no" alot

I have located a Forclosure I want to flip. The listing started at $159k, now its down to $124. I ARV is $140K to $160K. I have done a walk through and cosmetic repairs are running about $4 to $5k range. The only thing I dont know about is the HVAC and Plumbing. It has no power.
I think a bid of $75 to $80k will get it. They have had no bids. I see so much potential with paining and cleaning up. I am a contractor and can do most of the work myself to save labor costs.

Looking for ideas.
This is my 1st flip of my own. I have worked for others doing them.

HD subs the work to local contractors. Call around and get the locals to come out. Build relationships and use same guys for all jobs and negotiate prices.

I do estimates for waterproofing basements and crawlspaces we also do foundation work. I do not charge for an estimate. Likewise I do not ever pay for an estimate.
Depending on how many piers you will need, I charge $1250 for each pier. Keep in mind if there is 1 crack there is a 2nd somewhere.
