What kind of home is this?  Single wide / size / age?

How does the home you can by for $7k compare to the comps your seeing for $30k?  Are they truly comps?  Would it require any updates or improvements etc?

On the new park side - is the lot set up for a home like this?  Does it require any foundation/concrete work?  Electric service up to date?  Will the park cover the cost of these if they need to be updated?  Will it require new skirting?

Most parks love for someone to move a home in - some will even pay for the move.  If its a park in high demand, that's probably not the case though.  A lot of times, the cost to move a home from one park to another is just not worth the effort.  By the time you add up the expenses to move it, like you listed, plus improvements it may not be much more to just purchase one already there or even buy a new one.  A lot of parks have relationships with MH manufactures and can bring homes in pretty affordably.  But - heck, it may make sense.  Hard to say without more info.

I'm a part time investor looking for flip opportunities in the Detroit area - I'm on the west side.   Looking for someone that can help locate and close deals.  If anyone has any recommendations or would like to talk feel free to connect.

Thanks

Do you all recommend using home inspector or contractor for inspection of home under contract?  No obvious major issues with home but want to get a second set of eyes on it.  I was thinking of using a contractor to walk through but is there any benefit to using a home inspector to document and help justify if you choose to go back to sellers to try and negotiate?

Also in Detroit area (wester Wayne County) if you have any inspectors you would recommend.

Thanks

Joel - congrats on accomplishing so much at such a young age.  I wish I had your mindset 25 years ago.  I think what holds back a lot of people is fear.  Others it is knowledge.  If you educate yourself and make informed decisions as you are doing that should eliminate the fear.  Then you just need a little bit of courage and faith in yourself.

Hi all, I've been a reader of site for several years but figured I should finally get active.  Located in Detroit area on the west side.

Currently looking to invest in fix and flips.  I did one a couple of years ago and it worked out really well for me.  Not without mistakes and lessons learned but I did well on it.  I really enjoyed the process but life work and family has had me distracted.  Looking to get back in the game and eventually turn it full time.

My biggest challenge now is locating and making a deal on something that makes sense.  I have the resources just need the deals.

So - just wanted to say "Hi" and thanks for all the info Ive gotten from here in the past.
