Like stated above, everything's pretty much online right now.  Personally, not thrilled about that but who cares right?  Anyway, I was a big fan of the professional school of business in millburn when I was going through school.  Pro School really tested you and held you accountable; they wanted to make sure you passed the exam the first time.  

When you get out, hopefully you'll realize you've learned nothing about actually selling real estate and go to a brokerage that will offer great training and fair commission splits.  We hear this from every new agent "I want to go where the best splits are".  Its comical at this point.  100% of nothing is nothing, and that's what you'll earn if you don't learn.

I encourage you to interview several of the top brokerages in your area to get a better understanding of what they'll bring to the table as the tri-state area begins to get back to normal.  Personally, and this isn't a dig on anyone, I interviewed Coldwell, Weichert, BHHS, ReMax & KW and ultimately felt KW was the best fit for me.  I'm telling you NOT to listen to me, go out and learn more about what you'll be paying for with your split.  Any questions, feel free to call.

And for convenience, you'll want to hang your license in NJ/PA with the same company.  So market share MAY come into your decision but know people don't list with your office, they list with YOU.

Welcome to the club, happened in my old neighborhood in Livingston.  It's not a bad thing that the area is improving.  Sure it looses it's charm but it has a positive impact on your properties value and signals a good time to sell high.

In this scenario you have to respect the tenants looking out for their family.  I would recommend assuring them that a realtor and photographer/videographer will come through, wearing masks, gloves....whatever makes them feel safe...and do what they have to do.  Afterwards, once the property is listed a virtual tour will be available online (matterport 3D) and they don't have to conduct open houses.  Granted this all really impacts the ability to get highest and best...but it'll ultimately get UC if priced right.  Then, there's the matter of having the buyers, inspector and agent come through for inspection...again something to be discussed with tenant.

It doesn't sound like these are problem tenants that plan to become squatters, so I would just review the lease agreement.  However typically a month to month means tenants have one months notice to vacate.  Again, review the agreement.  I would recommend doing this before even beginning the plan above, which could be completely discarded should the property become vacant prior to listing.

Eric, if time isn't a factor I'd recommend doing it yourself.  Just measure how much you need, buy it at home depot, roll it out, hit it with a slap stapler and you're done.
