How to sell my rental in Jersey

Hey everyone. A Investor friend of mine has asked me for some advice. She is an out of state investor living in Nashville and renting out her former home in New Jersey. She wants to sell now and has the tenants on a month to month lease. The worry is that the tenants have expressed really wanting to stay in the home. And they have 3 young children and won’t even let the maintenance man in the house. So the prospect of them letting a realtor show the home to strangers may be problematic. I’m not familiar with New Jersey tenant laws and wanted to reach out to the community to see if anyone has some advice I can pass along. Thank you!!

Courts aren’t all really closed. There is a lot of activity happening virtually

Depends on how bad are the tenants really. You could try to list and see how bad it is to make arrangement with tenants. Or, since they are month to month, just terminate the lease and they should be gone in a month if they have any decency. Then list. I know the market there in the northern / NW area has taken off in the past week.
