Thanks for the replies guys. I meet them this Saturday and they have a pit bull who they swear is the nicest dog around. I don't have anything against pits but it made me think of that situation.

This is my first time trying to do land lording, If a prospective renter has a dog and it bites someone on or off the property, can the landlord be held liable? I understand this isn't professional legal advice and I would need an attorney to be 100% . Does anyone have thoughts or past experiences? Thanks guys.

So I have been thinking about working as a property manager a ways down the road. My question is, for a college student what job should I look for that will put me on that career path? Leasing agent or assistant? Part time assistant property manager(not sure if I would be able to do this in college)? How did you guys get into professional property management? Thank you for the advice.

My wife and I are looking to purchase our first house. We really like the "free duplex" idea and had some questions. We will be using a VA loan but we don't have a ton of income. I am estimating our VA loan approval around 120-200k no money down. We are looking to purchase a duplex/triplex in Virginia beach but the prices our going to be way out of our range. How are other newbies able to purchase a whole unit with a low loan approval? The goal would be to pick up a duplex/tri and love in it for 3-5 years. After that we could hold into it and possibly refi to pull equity into our own sfr. But how do I hold both properties? I would assume banks won't fund us a whole new second mortgage with a low income. Thank you for any help/advice.

Thank you Richard. I have been looking into that idea as well to get into the investing side. I am not sure the mortgage trick will work because I have been told Lenders want some sort of proof that I would be reenlisting with the military. I need to do some more research into this and I need to learn more about my va loan. But would love to pick up something like that.

What would you do? I am separating from active duty military soon and will be attending full time college. I am attracted to becoming an agent because I like the idea of one day being able to manage a real estate team and somewhat automate/outsource the work to free up time and hopefully move into other endeavors. I will be utilizing my GI bill for college which pays me a living allowance of 1500/month that could help pay the bills. I had the idea of picking up my license and working under some sort of mentor program while still attending school. Do you think this is a possibility? Or will the realtor work chew to much of my time up while being in school.

My other idea is to get move into the property management realm. I could start as a leasing agent part or full time while in school. This would teach me the basics of selling and would position me to move into property management after college is complete. Once again I like the idea of automating/contracting opportunities later on. I also have noticed that from all the rei books I have read a good property management company is hard to find. This indicates to me that there is a chance to pick up big business when I learn the ins and outs.

Thank you Karen! I will upload one soon. I do have a disadvantage starting off because I will be a new resident of Virginia beach and will have to learn the area and like you said build relationships with diff. individuals. In your opinion is working as an agent possible to do part time while going to school or working another job?
