@Lindsey Thomspon Get a few estimates from reputable contractors then decide based on the numbers. The issues you describe could be small or could cost thousands to properly repair.

35.5 isn't cheap enough. If it's been vacant that long, you can expect to have all sorts of issues, from plumbing pipes and bad seals in every fixture to Mother Nature types of pests and termites.

Look carefully at Tesla's site. No real comments on pricing yet. The only comparison I can find is to Tile or Slate roofs which are much more expensive than an asphalt shingle roof. Even if they get the cost down, installation cost will probably be higher and availability of knowledgeable contractors less. We can all hope, I like the look and durability claim, but realistically I don't see it happening most places soon.

I've seen a small crawl space filled in with concrete before. My father in law did this on a rental he bought cheap. Laid in new plumbing pipes or pipes such that pex could be pulled through it before pouring concrete. So yes could be done, hard to say which option would be cheaper offhand.

Look for another dry ice company. Should be much much cheaper than what you are saying.
Eliot M. I'm pretty sure the routing number is public or rather easy to find. One bank I use posts their routing number right on their website, others may also.
Sounds like a lot of profit for the lender, a purchase loan and then a refi in 6 months? How much will their fees and closing costs eat into the deal?

Steve Babiak A lady at my bank had a suggestion that works for me - setup an automatic recurring transfer to the account for a minimal amount. It creates activity on the account and prevents it from going dormant. I can set this up online in just a few seconds and once a year or whenever transfer the few dollars back to an operating account.

Disagree with Alexander Felice comment. A 30 year note is affecting you even though the tenants are paying it. You have the loan around your neck for 15 more years. That extra interest could be in your pocket instead. Of course cash flow, flexibility, etc may warrant the 30yr note selection but to just say choose 30yr note because the tenant is paying is poor advice in my opinion.
