I was worried I may not be able to be involved.  Any resources or suggestions on how I can help lead them in the right direction if they still want to self-direct their retirement funds (without me being involved)?

Hi BP!

I am looking at some deals in my hometown in Ohio and these being my first deals in this area after having success in other areas my family is looking to be more involved.

1) My parents would like to invest in some of the deals and only have their retirement funds to invest with.  They are retired teachers and have been paying into their retirement funds for over 30 years.  

I am new to this aspect of investing and I was wondering if any of you could lead me down the right path as I try to inform myself about how I can help them with a self-directed IRA?

2) My sister is looking to purchase one of the investment deals (as an owner occupied) that I have in contract.  I am wondering if any of you have experience selling to your sibling or family members.  

If so, what do I have to be aware of or is there any resources you could direct me towards?

Question:

I am looking to purchase 2 investment properties in my hometown, Akron, OH, and they are lower priced investments than I have ever done, $27K purchase price. I feel good about them because it's my old stomping grounds which I know very well (comps are coming back in the $115K range). I have my money tied up in other deals currently.

Does anyone know where I might be able to find financing for these deals?

Hi Michael! I love the fact that you are getting creative with your real estate investing strategies! In response to your house hacking venture I would also keep an eye out for SFR homes that have a layout that may allow you to create part of the property into an additional income suite unit. You'll need to invest a little more into getting the property ready for rent. However, this is a good alternative if your market doesn't have any multi-family homes in your price range. As for doing your due diligence on a buy and hold property I would hire an inspector and/or have the house walked by a trusted contractor. If this is your first property go along with the contractor or inspector you'll learn a lot! Good luck!

@Jonathan Soto That is exciting!  I wish you luck in your first project this summer!  One of the first deals my first business partner and I did was a 203k deal.  I think it's a good way to start!  Keep us posted.
