aside from the obvious such as energy star appliances and green building materials, some very inexpensive things you can do to save them money are...

-make sure all your a/c vents are propery sealed. this helps reduce drafts, moisture, dust, pollen, and noise. A tightly sealed home improves comfort and indoor air quality while reducing utility bills

-make sure the building envelope is propery sealed (use polyseal) around all cracks, holes, etc..Again, a tightly sealed home improves comfort and indoor air quality while reducing utility bills.

while the above statements wont be a huge marketing tool, they will help save "$mucho dinero$" in energy costs.

Hey Rich,

Hope your picking upu great deals on your buying trip. Cant wait til I am traveling the us on a real estate shopping spree. Yes I will be attending the Cameron County auctions coming up but will not be bidding until I have found the funds to do so. I have already spotted some great deals that I have my eye on and I am just curious to see what happens. I also contact banks and attorneys to snoop around for deals. 75k purchase price
20k rehab costs

155k after rehab value

this is a 3/2/2 in one of the best neighborhoods in town. Great schools, minutes from hospital and medical district. Very desirable location.

I am looking for my best option. I would like to fix and lease the home but would not mind flipping it either because I know it will sell quickly. I am a Realtor and specialize in this area. I have pulled 5 comps that sold in the last 6 months and all sold in 60 days or less. I am considering a conventional loan since the property qualifies for FHA 203K but would also be willing to use hard money and refi or sale.

The home is in a bid period for another week. They are asking 75k and if no acceptable offer is received the bidding will continue on a daily basis. My calculations are based on a full price bid and acceptance of that bid.

If I want to buy/rehab/and rent properties in Texas using HML what is my best avenue? Do I get a rehab loan , fix, and refinance so I can lease it out or are there loans for a longer term so I can avaoid the cost of refinancing? I would like to get two or three rentals before I start to Flip. I am a Realtor and a project manager my fathers home building company so i have all the resources to start investing. Any advice would be greatly appreciated :superman:
