Hard Money to Rehab & Rent single family homes

If I want to buy/rehab/and rent properties in Texas using HML what is my best avenue? Do I get a rehab loan , fix, and refinance so I can lease it out or are there loans for a longer term so I can avaoid the cost of refinancing? I would like to get two or three rentals before I start to Flip. I am a Realtor and a project manager my fathers home building company so i have all the resources to start investing. Any advice would be greatly appreciated :superman:
