@Andrew Wade first narrow down if you want to be an active or passive investor. That will start to help form your strategy.  Are you able to find investments near where you live now? Are you open to out of state investments? What are you looking to achieve in the short, mid, long term? If you can answer these types of questions you will know what is important as you game plan for the next 10 years.

@Daniel Vo, sent you a message but I am proof that you can start in your late 30's and figure this all out while still serving and setting yourself up to grow even more when you retire from the military. I was a Navy submariner for 21 years and really focused the last 6 years on growing our portfolio. It definitely takes discipline, a growth mindset, and educating yourself but you can certainly do it!

You open yourself to much more risk in not being able to finance out of it and being stuck with hard money and those fees/penalties. If you math it out it is probably unlikely that you will be cash flowing on a property that you are using 100% leverage on from a turnkey company. We would never recommend that for our clients.

There are several basic rules for a 1031 for identifying properties, timelines, and uses. 
I won't just write them all here but I highly recommend contacting a qualified 1031 intermediary to walk you through the process. I have used George and Bill at www.1031esi.com multiple times. When I was in your exact situation looking for help, they were the only ones that provided solid answers and walked my wife and I through the full transaction.
