Thank you for the additional information.  The description is nice, however, which animals are you not allowed to discriminate against.  I always practiced that you can not deny a tenant's pet if that said pet was a certified "service animal".  Is this not the case? 

Can someone help with the meanings on these three terms? What can you not discriminate towards?  Tenants and prospective tenants throw these terms around and it gets quite confusing on what exactly we should and can say.  Thank you in advance for any insight you can provide.

Is there anyone out there that has an Ohio Residential Lease Agreement that is up to date? A lot of the search sites come up with templates that you have to pay for. I’m not necessarily opposed to that but wanted to gain some feedback. Thanks in advance.

Hi everyone! I am currently looking to use a stronger lease agreement. I have used mostly NOLO forms in the past but I am trying to find something a little stronger and more up to date. I’m located in Ohio. Does anyone have any suggestions or can provide one? Thank you!

Yes, you definitely learn that over the years. Sometimes less in the house is more. Thanks for the Property Management tips Ray. How do you feel about garage door openers? We tend to put them on a 2 car garage and not on the single car.

Hi everyone! I am currently a novice to BiggerPockets and Property Management for that matter. My family and & I invest predominantly in SFH and we have accumulated quite a few units since the bubble bursting. I manage all our rental properties personally and I'm in need for a handy man or a reliable vendor that can do service/maintenance calls on a regular basis. I have a guy that is on our payroll that is great but would like a back up plan or to find somebody in addition too. Because the number of our houses has increased over the years, the need for fixing things has also increased. I sometimes get nervous if I didn't have anyone, that I might be in a pickle for a moment. Therefore, I'm trying to be proactive! But it seems like every week there's a main sewer that's backed up, a piece of siding blew off, a garbage disposal binding up, etc... (sound familiar) Haha. And for a lot of these request I can't imagine calling an actual "company". So, if anyone could shed some wisdom my way, that would be greatly appreciated.
