Are there currently property management softwares that are capable of sending out bulk/mass emails to tenants? We are a little behind times and would love to get more technologically advanced. Lol Thank you.

Is there any property management software that facilitates the DocuSign process within the platform and attaches to the tenants account? Or do you have to get a separate subscription and upload?

Hello all! We have just implemented Cozy after a much needed streamlining process. For those of you who use Cozy know that it accumulates and tallies all closed maintenance requests in one listing. We are currently at 66 closed maintenance request from the implementation date of 4/1/20. Roughly, 30 a month. We have 100 SFH & 20 multi units. Now that there is a way to track how many requests we are receiving, it got me thinking.


My question is:  Are we doing okay? Are we catering too much to the tenant?  Whats your breakdown?  We seem to dispatch our maintenance man with every request with the rare exception of a couple.  If anyone can share how many and what types of units (as I know there are many variables) they manage with how many maintenance requests per month you are receiving , that would be helpful.  Thank you!!

Nice post!  I am big process and procedures type of person.  Is anyone willing to share theirs? That way if anyone here would like to adopt this into their business practice or grab additional ideas, they aren't reinventing the wheel.    Just a thought!

Hello all!  We self manage 120 properties and we are finally beginning to streamline our process a bit.  We have since signed up with Cozy (just last month & way overdue) and it is amazing how this has the potential to become very passive in terms of rent collection.  We had 40 tenants pay this way the first month.  My question is - Has anyone tried offering an incentive for tenants to sign up for ACH?  I know "its free" is pretty enticing, but are there any other ways you came up with to get more people to sign up?  I would love to get a 70-80 % penetration rate.  Thanks in advance!

  

Post: SCRA Vs Military Clause

Hi everyone.  I didn't know if you could help me out!

We have a tenant in the military that recently received PCS orders.  He properly gave us a copy of his orders and wrote a separate letter describing why he is leaving by March 20th. 

My question is:

Our military clause indicates that the tenant will prorate any days after the first of the month.  However, the SCRA reads that the tenant’s lease is terminated 30 days after the first date of the next monthly payment due.  Which, in this case would be March 31st.

Did we just inadvertently screw ourselves out of 11 days?  Or does the SCRA override anything that the tenant may have signed.  Thank you in advance.

Thank you for the replies.  I have used a basic lease agreement through NOLO for years.  However, it seems a bit vague.  Other than real estate attorneys (which may be over-kill), there are not many options.
