@Gary Jones As an Illinois attorney who had my own real-estate focused practice, I can tell you in my experience those firms typically work on volume and are compensated for the legal work and the title work. There has been a lot of discussion over title fees and attorney fees, as well as what is allowable over the last few years, but what remains true is all fees and payments should be disclosed to you. I wouldn't necessarily say an attorney who charges $500 is better than 1 who charges $100. That said, like everyone else who has commented, I'd say go with someone you feel comfortable with since you're entrusting them with guiding you through a purchase for what is likely a substantial amount of money.

I'm going to throw a vote in for AOD credit union. 3% for all purchases, automatically applied to your statement balance every month. Takes a bit of work to start up, but worth it!

Hi @Fabian Alvarez, I'm an agent in the western suburbs (Wheaton/Naperville area).  Just wanted to say welcome to BP.  Creating a plan is the 1st step to success in anything, as otherwise it's just a dream.  Happy to connect and offer any tips I can.  Ask yourself where you want to be ultimately, and work backwards.  You're on the right track by being on BP as well, since networking is extremely important - building a capable team you can trust is a requirement. @Dan Chong, welcome! Like a few of the others who have posted here, I'm also an agent in the western suburbs (from Wheaton, right down the block).  Not sure what I can add to what was said above, besides make sure you're comfortable with the costs associated with flipping (not only the rehab, but holding costs as well).  I like @Jake McVey's comment about knowing your ARVs in each neighborhood you're considering (or having a rock-star agent who can help with that).  Similarly @Pablo Chusan's point about timing your flip is a great point - we're getting ready to have cold/snow here within the next few months, so great time to do interior work (while still being able to do outside work over the next month or so).  Always happy to talk real estate, so feel free to reach out with questions/comments/or anything else!

Welcome! I'll second (sixth?) what everyone here has said, and say continue doing your research & building your team.  The more prepared you are to start investing, the better your outcome.  Your team will come in handy when knowing what to look for, and helping guide you during the process.  Interview a couple agents/contractors/lenders/others and see who you trust, who's responsive, and who you can see yourself working with long-term.  Feel free to ask questions along the way!

@Dillon Dinglasan welcome to bigger pockets. It would definitely be worthwhile to look into an FHA loan for a multi-unit, assuming you're going to move into one of the units for at least a year. This will give you an entry-point and give you landlord experience that you can use as evidence you can do the job in the future

Take the deal all day. Regardless of what happens with property values, you're still cash flowing every month.
