You may be able to qualify for partial exclusion look over publication 523 for some bedtime reading...

My opinion is be an investor first it is ok to make money in the game and pay taxes does it suck sure but sometimes it can be rational and optimal.  Only you know you're investment plan and strategy do what's best for you!  

I personally love 121 but don't let the irrational fear of taxes get in the way of your performance.

What would provide you comfort and security in terms of monthly guarantees to provide for your wife when you have departed?  

"Easy Income for Life" to me sounds like annuitizing may be suitable and worth researching.  

I would ask you current advisor to see if they can run this simple scenario below especially, if they are working with you on your social security integration and long term care planning needs.   

SPIA+SS+LTC= Peace of Mind $/month for your wife 

Basic Example 3k+4k+8k = 15k/monthly

Who's your current carrier?  Most companies are going to do large increases this year and being in the city you are in a plaintiff attorneys paradise I would not focus entirely on lowest cost.

Do you think you could qualify for SBA financing?  I believe they can do 10% down if you use the warehouse for your business not sure what rates or terms look like may be worth a shot to reach out to an SBA approved lender

Unconventional advice but focus on making money first before thinking through every tax implication and planning scenario, you and your father in law will never draw the same conclusion which is perfectly acceptable.

The best operators in this space use unconventional tactics please be careful if you implement any of them this work is tedious and time consuming besides all the other background research you will perform.  I hope your county has an in person auction my local area has going online and that has dramatically changed the landscape.

Just to confirm do you have other taxable income scheduled for 2024?
