Thanks for clarifying. I know in Texas renting by the room can be tricky. Unless you're living in the house yourself and renting out the rooms. Then you're free to discriminate/rent to whoever you like, because the tenants would be your roommates (housemates?).

@Nik S. I'm a Zillow junkie and I use it to look at markets all over the US. I don't entirely remember how I found Akron but it caught my eye.

Prefer duplexes/triplexes because of economies of scale but a decent single family would work too. Apartment buildings I think would be biting off too much at this point. I'd like to stay away from condos because I do not want to deal with HOAs at this point. 

Budget is sub-35K. It's low, but that's why I'm looking in Ohio and not ATX. 

What are your thoughts on the Akron market?

Hello BP Nation,

I've been binge listening to the BP podcast. It's my new Netflix (move over House of Cards!). The problem is.... the various podcasts are starting to blend together. In one podcast there was a guy who mentioned that he has an absurdly long lease that he uses. He also mentioned that he shows his tenants how to do basic repairs. Can someone help me pinpoint which of the 70+ podcasts this came from? I suspect its sometime after episode 30. I ask because my investing strategy is buy and hold and I'd love to get a hold of that guy's lease!

For neutral colors I much prefer a light to medium grey over a beige. Just in my personal residence I've found that grey hides and obscures dirt and stains a little bit better. From a renter's perspective I much prefer a home that has some nice paint colors. It's by no means a deal breaker but if I'm deciding between two fairly equal rentals, I'll choose the one with the personal touch.

@Richelle T. I'd definitely be interested in picking your brain about the Columbus market. You mentioned you have one rental in Austin. Are you also focusing on buy and hold in Columbus?

@Corey Liepelt Thanks for the welcome! I'm very interested in Ohio as a starting location for buy and hold investing. What's your take on the Columbus area for that type of investing?

@James Wise I've seen you all over the forums and you always give such great advice. Cleveland is definitely an area I'm looking into. I suspect you'll be hearing from me when I'm ready to make a purchase. Out of curiosity, how familiar are you with the Akron market? It's another area that interests me.

Nope, haven't talked with anyone yet. I'm a relative newbie to investing. (Just finishing up my first buy and hold purchase in Waco, TX). I'm interested in Akron because of the good purchase/rental rate ratio and because of the proximity to a university. It also has a much lower capital entry point than my home market (Austin, TX). I'm learning as much as I can before I decide to buy in Akron. Ideally I'll have management lined up before I purchase.

I am also interested in acquiring properties in Akron, OH. I'm out of state so I would be very interested in learning more about property management companies there. Thoughts anyone?

Keep in mind that in some areas renting by the room can be considered a discriminatory housing practice because it could potentially prevent families (i.e. parents with kids) from renting. If you are going to rent by the room (or two to a room) then you may fall under boarding house regulations. These rules vary by location. Just be sure to check your local housing code.
