I use Cozy and I love it. It's very user friendly and I really appreciate that I always get my rent payments on time and consistently. They also have an excellent customer service team that is very quick to respond and find solutions to any issue I've had. Excellent service, good price, and does what it says it will do. Highly recommend Cozy.

Update: Eviction has been filed with the court and we have our court date next week. Last week things got a little crazy. The roommates are a husband/wife couple. Last week the husband attacked the wife (choked her and threatened to kill her). The attack (luckily) did not happen at the house but off site. She came home very bruised, scratched up, and limping. We got the police involved and told them what happened, but she refused to file a report because she didn't want to get him in trouble or put him in jail.

Well, he was able to do that all on his own. The night that he attacked her, he did not come home. It turns out that he was high as a kite on meth and trying to sell it. He was arrested with a bag full of syringes and meth. 

Good news: He can't make bail so he's still in jail. She has found a place to stay that is not my house and by next week we should have an official eviction order. 

P.S. Also found out they are both recovering heroin addicts. Wtf?!

@Greg H. quick clarification: they stated on their application to lease that they were non-smokers. Then they turned out to be smokers and have been smoking in their room. That's what I meant when I said that they lied about being smokers. They said they were not smokers and they are. Additionally, they have not paid rent according to the schedule they agreed to in the lease (as I mentioned in my second post). I've had a "polite discussion" (polite on my part), in which they stated that they refused to pay rent and also refused to leave. As I mentioned in my first post, I even offered a cash for keys situation to help them transition to a new place to live.

This is definitely NOT just a case of living with someone I don't like. There have been multiple (documented) violations of the lease.

I definitely appreciate the recommendation for a restraining order. It's not something I would have thought of. I'm not sure if they're "professional tenants" or not. They don't seem to have their act together enough to be professional anything.

As for the heavy metal band, I think one of the tenants would actually enjoy that while it would drive me nuts. We have removed everything of value from public spaces and they no longer have access to certain conveniences (Netflix, video game consoles, etc).

Update: We have a consultation appointment with a lawyer on Monday. We've posted the notice to vacate (in Texas it's three days). After our consultation with the lawyer on Monday we'll be filing an eviction petition with the court. Wish me luck!

I have definitely learned my lesson on tenant screening and processing. I will say, I've had roommates for 10-12 years and this is the first time I've had this kind of issue.

Clarification, I'm house hacking (i.e. renting out rooms in my own home). They lied on their application about being smokers and then it turned out they were chain smokers. The lease states that any representation in an application that turns out to be false is grounds for termination. They also kept illegal substances on the property and failed to adhere to the payment schedule lined out in the lease.

As for the hotel, I was going to do a "cash for keys" thing. Give them cash to use for a hotel. I was definitely not planning on paying personally for a hotel room. As for being a pushover, I just want them out of my house and I'm trying to make that happen. 

Anyone have any advice for the evictions process?

Hello BP Community,

I've been on the house hacking train for quite a while and for the most part it's worked out very well for me. However, I've recently discovered that the new housemates I have are terrible. They've broken the lease several times and lied on their application. I've asked them to leave and noted the multiple clauses of the lease they violated. They have refused (even after I offered to pay for a hotel for a couple nights). Now it's eviction time, which I have never done before. I'm seeking advice on how to evict in Austin, TX. Any referrals to good property lawyers in the area would also be much appreciated.

What are your basic qualifications for approving a borrower? I'm interested in doing a fix and flip but have no idea what financial qualifications I would need to have in order to be approved.

@Gina McKee  I highly recommend using Angie's List to see if those prices make sense for your area. On Angie's List many customers list the scope of work and how much they paid for it. If you look at contractors with a lot of ratings you can usually find someone who had a similar scope of work to what you need done and see how much they paid for it.
