We are currently looking at one that I know will have positive cash flow based on the previous owners renting records for the past five years.  Hold up is how we want to finance it.

Hello everyone, my wife and I are from Salina, Kansas. We are in the beginning stages of starting off with REI. We own our own home but hopefully plan to purchase our first unit by the end of the year. Right now, we are both researching and learning all the options available, a few classes here and there.

Currently, we both have full time jobs, and four kids....already busy people.  My wife is a Nurse and I am an Electrician.  I grew up fixing up rental houses with my grandfather and have a lot of hands-on experience.  

There is a lot of information we have to learn, from money options to negotiating skills to land lording and property management skills. We are at this moment looking into forming an LLC. and coming up with a structure of how we will try to do day-to-day tasks, developing tenant forms suited for our needs and just basically setting up standards and rules we will run our business by. I'm sure we are lacking in certain areas but with more time and research we should be up and running soon.
